Since most renters are making their initial decisions online, we take professional photos of your home to make sure it stands out. We then list it across all the major real estate rental platforms to ensure that it receives maximum exposure.
We conduct a thorough screening of any potential tenants, including criminal background, credit, and income and only rent to tenants who exceed a pre-determined threshold.
We use Buildium®, the best property management software in the United States, to control and manage all information related to your property, including lease applications, vetting tenants, online rent payments, repair applications, and financial statements.
We perform a detailed inspection of your home upon the move-in of any new tenants. The move-in report created from this inspection will be used when the tenant moves out to ensure that any damage to your home is properly charged to the tenant.
Our property management software allows us to collect and track all payments made by your tenants. All rent is due on the first of the month and collected into our company’s management escrow account. The rent is disbursed to you on the 15th of the current month, minus any fees charged during that time.
Along with your monthly owner’s distribution, we will send you a monthly owner’s report on the first of every month that provides a detailed breakdown of all income and expenses for the previous month. Owner’s can also access all financial reports any time through the Buildium platform.
We will assign a permanent property manager to manage your property. If you have any questions about the condition of your property, you can contact your property manager through the Owner's account in the Buildium Management system, via email or Wechat. We will reply to you within 24 hours to ensure smooth communication at all times.
We handle all maintenance and repair needs for your property through our network of professional and fully licensed technicians. Once approved by you, all work will be done in a timely manner and all invoices will be available to you through Buildium.
We can set up your annual property tax and insurance payments to ensure they are always made on time.
The IRS requires foreign landlords to apply for a personal Tax number (ITIN) in the U.S. If you need this service, we have qualified certified public accountants to assist you.
Our finance team will prepare a year-end financial report for each property, which you can provide to your accountant to help you file your income tax returns in a timely manner.
